Arrest warrants have been requested for landlords and realtors in relation to the 25 billion won officetel charter fraud case in Dongtan New Town, Hwaseong, Gyeonggi Province.

Gyeonggi Southern Provincial Police Agency's Anti-Corruption and Economic Crime Investigation Unit pre-arrested 5 people, including Mr. A and his wife, owners of 268 officetels in Dongtan, Mr. B, owners of 43 officetels in Dongtan, and Mr. and Mrs. C, a licensed real estate agent, who were in charge of the rental transaction for their officetels, on charges of fraud. He said on the 25th that he had applied for a warrant.

The police believe that there was an intention to commit fraud due to the fact that the suspects continued to buy officetels with 'non-capital gap investment' in a situation where the so-called 'reverse jeonse', in which the jeonse price was higher than the sale price in the real estate market in Dongtan, intensified at the time, and issued a preliminary arrest warrant on the 23rd. applied for Mr. A and his wife are accused of buying 268 officetels in Dongtan, Hwaseong, etc. from 2020 to early this year, and then signing a lease contract with the tenants for around 100 million won each without the intention or ability to return the rental deposit.

Mr. B also continued to sign lease contracts with tenants while holding 43 officetels in Dongtan during the same period, and is suspected of failing to return the deposit after the contract was terminated. Mr. and Mrs. C are accused of receiving a power of attorney from them and actually conducting a rental transaction.

In the case of Mr. C and his wife, when some tenants were concerned about the real estate market situation such as reverse jeonse during the contract process, they were known to have reassured them by saying, “Mr. A and his wife have a lot of money, so you don’t have to worry.”

However, Mr. A and his wife sent a text message to the tenants at the beginning 오피스타 of last month, saying, “Please register the transfer of ownership here of the officetel,” and expressed their intention that the rental deposit was virtually impossible to return.

As a result, the tenants went to the police station one after another to report the damage and file a complaint. In the case of Mr. B, he filed an application for bankruptcy and immunity to the Suwon Rehabilitation Court on February 23, and Mr. B's tenants also filed complaints one after another. Most of the tenants are claiming that they have not been able to get back their rental deposits worth between 100 million and 150 million won.

A total of 184 complaints have been received, including 155 cases against Mr. A and 29 against Mr. B. The damage amounted to 25 billion won, including 21 billion won from the victim of Mr. A and 4 billion won from the victim of Mr. B.

Previously, considering the national interest and the seriousness of the matter, the police transferred the case, which was handled by the Hwaseong Dongtan Police Station on the 20th of last month, to the Gyeonggi Southern Police Agency, a higher-level institution.
